How much will my project cost?
The pricing of each project varies based on its unique requirements. For architectural designs, the average cost is around £800, typically provided to a builder after meeting planning permission and building regulations requirements. However, the overall cost depends on factors such as project size, necessary tools, specialists involved, complexity, and location. Larger builds or intricate situations will incur higher costs. We always inform clients about pricing in advance to avoid any unexpected surprises.

What can I do within permitted development guidelines?
It’s important to note that these are general guidelines, and there may be variations and additional restrictions based on local planning policies, conservation areas, or other factors. We always recommended consulting with the local planning authority to ensure compliance with Permitted Development rules for your specific property.
Single-story rear extensions: For a detached house, the maximum depth allowed is generally 8 meters. For semi-detached or terraced houses, it is limited to 6 meters, subject to certain conditions and prior approvals.
Loft conversions: Generally, you can extend your roof space up to 40 cubic meters for terraced houses and 50 cubic meters for detached and semi-detached houses. There are additional restrictions regarding the height and design of the conversion.
Outbuildings: You can construct detached buildings, such as garages or garden rooms, under certain size limits. Typically, the maximum floor area for an outbuilding is 30 square meters, and it should not be located forward of the principal elevation of the house.
Porches: Porches can be built without planning permission if they meet specific size criteria and certain conditions, such as not exceeding 3 square meters in floor area and not being higher than 3 meters.
